NMREC Upgrades Online Licensing

The New Mexico Regulation and Licensing Department has upgraded the online licensing system for Real Estate Commission applications and license renewals. This investment will simplify the process, making it easier for applicants and licensees to apply for and renew licenses in New Mexico.

Applications for initial licensure, renewal, transfer, and tradename must now be submitted through the online portal. If you have recently submitted a paper application, you do not need to submit another application online. 

Paper applications for Trade Names and Transfers will not be accepted after January 2, 2024.

Important Updates from NMREC
  • NM Plus Licensing Guide 12.23.pdf for accessing the system and identifying the application path.
  • All renewal, initial, trade names and transfer applications will require the submission of the Supervisory Transfer Authorization Form 12.8.23.pdf
    • Trade Names: Qualifying Broker will need to provide the Supervisory Transfer Authorization Form for each broker impacted by an office change under "other documents". The Qualifying Broker will submit payment within the application. 
    • Transfer: Used for a broker moving to a new brokerage.  
    • It is the Qualifying Broker's responsibility to return all licenses to the commission within 48 hours (61-29-11 (F) NMSA 1978). Transfer applications will be placed on hold until the original wall license is returned.
  • An Associate Broker upgrading to a Qualifying Broker is not required to submit a background check (61-29-4.4 NMSA 1978). Renewal applications do not require a background check.
  • Property Management Endorsement: All licensees can apply for a Property Management endorsement. This will need to be done with each renewal. You can add this endorsement at any time, and there is no fee. Property Management requires additional education.
  • Updating E&O insurance: Update your E&O in your licensing portal at any time.
  • Renewal applications are available 45 days before expiration. A license renewed after the expiration will incur a late fee two times the application fee ($540) (61-29-11 NMSA 1978, 16.61.11.8 NMAC).
  • The Commission is collecting a $30 Real Estate Recover Fund per license. This fee is outlined in Statute (61-29-22 NMSA 1978) “collect an annual fee not in excess of ten dollars from each real estate licensee before the issuance of the next license”. 
  • Additional Qualifying Broker licenses will be valid for three years. This means individuals with multiple qualifying broker licenses will expire in different years.
  • Applications started before December 19, 2023, will need to be restarted. You will receive an "Error" message.  Please start a new application, referencing the guide for assistance.
